How do I know if my roof needs replaced? This is the most common question that we get from our customers. There are a few factors that could help you determine if your roof needs a replacement.
Age: If your home has a three-tab shingle, the roof is likely to have a lifespan of 15-20 years. If your home has dimensional shingles, the life of the roof is around 25 years. Of course, the actual life of the roof is determined by the weather in your area and the number of strong wind events.
Noticeable damage: Have you noticed excessive shingle grit or granules in your gutter or where your downspout exits? Have you noticed any dents or dings on your vents or on the gutters? Also have you noticed any shingles that have creases on them? All three of these are signs that there might be weather damage and it should be inspected to see if you roof should be replaced.
Leaks: Do you have any water intrusion that is showing on the ceilings or within the walls themselves? Having multiple leaks in different areas of your home are also an indicator that it could be time to replace your roof.
